Manhattan Beach's oceanfront walk — the highest-value addresses in the South Bay
The Strand is the 22-mile beach bike-and-walk path that runs along the Pacific Ocean — and in Manhattan Beach, the term refers specifically to the roughly 100 ocean-fronting parcels between 1st Street and 45th Street that face directly onto the path with no street between the house and the sand. These are the single highest-priced residential parcels in the South Bay. Strand homes consistently trade between $15M and $45M+, with peak transactions exceeding $60M for the largest combined-lot estates.
Roughly 100 single-family parcels and a handful of condominium buildings fall directly on The Strand. The most coveted run between El Porto's southern edge (45th Street) down to the Manhattan Beach Pier (Manhattan Beach Boulevard), with the highest-value cluster between 10th Street and 24th Street. Lots are typically 30 by 90 feet, with a small number of combined double-lots (60 by 90) commanding the market's peak values.
Strand purchases require specialized due diligence: sand-lot ownership rights (some parcels include deeded sand to the high-tide line, others do not), Coastal Commission permitting for any new construction or substantial remodel, beachfront easements that affect setbacks and view planes, and the seasonal high-surf and El Niño hazard underwriting that informs insurance and structural reserves. The Strand is the most inelastic market in Manhattan Beach — supply is fixed (no new lots will ever be created), demand is national and increasingly international, and per-parcel transaction frequency is roughly five to nine homes per year. The single most important underwriting question is whether a parcel's existing structure represents land value or a deliverable home — that distinction can swing a fair offer by $4M–$8M.
